A typical inspection takes 2–3 hours depending on the property; clients are welcome to attend. Reports explain observed defects, safety concerns, maintenance needs, and possible expenditures. I inspect visible, accessible conditions; an inspection is not a warranty. I do not perform repair work on homes I inspect. Thermal imaging shows surface temperature patterns, not conditions through walls. Testing depends on sample selection and laboratory methods and is not a medical diagnosis. Sewer-camera coverage is limited by available access and line conditions. Manufactured-home foundation certification may require an authorized engineer; confirm lender-specific requirements.
