Planning an inspection starts with a few details: the property location, the service you need, and any timing or access constraints. Call me at (360) 620-8946, email [email protected], or use my online scheduling page. I work for my customer alone and do not repair homes I inspect. If you are unsure which service fits your situation, contact me before booking so I can discuss the scope with you.
Tell me what you need and where
I offer buyer, seller/pre-listing, new-construction, 11-month warranty, thermal, mold/air-quality, well-sampling, wood-destroying-organism (WDO), sewer-scope, and manufactured-home foundation-certification inspections. When you contact me, share the service you have in mind, property location, timing or transaction deadline, and any specific concerns. If you are unsure which service fits, I can talk through the scope with you before you book.
I serve Kitsap and Pierce Counties and communities around the Olympic Peninsula and Puget Sound, including Port Orchard, Gig Harbor, Bremerton, Silverdale, Tacoma, and Poulsbo. I may also serve nearby locations; tell me the area so I can confirm. If you are working toward a time-sensitive purchase or warranty deadline, mention it when you get in touch so I can discuss timing with you.
How to book and prepare for my visit
Request an appointment through my online scheduler or speak with me about the service and access. Please coordinate entry with the seller, agent, builder, tenant, or property manager. Ask that doors be unlocked and requested areas reachable, including an attic or crawlspace if safely accessible. Do not open electrical equipment or move heavy items; I will not ask you to do so.
A typical inspection takes about two to three hours, depending on the property. I encourage clients to attend, especially toward the end, so I can show conditions and answer questions. If you cannot attend, give me a reliable way to reach you and tell me how you would like me to review findings. Bring questions or prior reports if they provide useful context; they do not replace my inspection of accessible conditions.
Understand what my inspection can—and cannot—answer
I am Washington-licensed inspector #966, an InterNACHI Certified Professional Inspector, and hold IAC2 certification. My background in construction trades and repair teams informs a practical, customer-focused inspection. I work for my customer, not to negotiate for a seller or sell repairs, and I do not repair homes I inspect.
A focused service answers a different question from a general home inspection. If your lender needs foundation documentation, or you want well sampling, a sewer scope, or mold testing, tell me before the appointment. I can discuss the appropriate scope, access, and any documents or requirements you already have rather than assume one inspection includes everything. Inspection findings are not medical opinions or engineering certifications, and sampling does not itself provide a medical diagnosis.
Review my findings and decide what comes next
I review findings with you, explain my observations and why they may matter, and identify when a specialist may help. My inspection describes visible, accessible conditions at the time of the visit; it is not a guarantee about hidden areas or future performance. Ask me to clarify report language, explain access limits, or suggest questions for a contractor, engineer, lab, lender, or seller.
For additional work, ask the professional you contact to define qualifications, scope, and deliverables. For sampling, ask what question it addresses and who will interpret the result. If a transaction deadline applies, confirm timing directly with the relevant professional.
Questions before you book
Can I attend, and how long should I plan for?
Yes, I encourage you to attend. An inspection typically takes about two to three hours, depending on the property. Please coordinate access with the other parties involved, and I can walk you through observations and answer questions, especially toward the end of the visit.
What should I include when asking about an appointment?
Tell me the property location, inspection type, timing, deadlines, access arrangements, and any concerns you have. Call me at (360) 620-8946, email [email protected], or use my online scheduling page. If you are uncertain which service is appropriate, I can discuss the scope before you book.
Can I ask questions after receiving my report?
Yes. Call or email me with the report section and the question you want to discuss. I can explain the observation and its context so you can decide what to ask a contractor or another specialist. My inspection remains separate from repair work, and I do not provide medical opinions or engineering certifications.
Tell me what decision you face and what information you need. Before booking, I can discuss the inspection scope and access; afterward, I can review my findings with you and explain what they do and do not establish.
