A home inspection can help you understand a property before you buy, prepare to sell, or reach an important point in construction or ownership. I provide general home inspections and focused services for specific questions, from a sewer line or well sample to manufactured-home foundation documentation. I am Washington-licensed (license 966), an InterNACHI Certified Professional Inspector, and hold an IAC2 credential. I explain what each service can and cannot establish, then review detailed findings with you. The right combination depends on the property, your timing, access, and any requirements from your lender or transaction professional.
Inspections for a purchase, sale, or new build
For a home purchase, I perform a visual assessment of accessible areas and major home systems. I describe conditions I observe; an inspection does not establish the presence or absence of hidden defects or predict future performance. You are welcome to attend and ask questions. A typical visit takes two to three hours, depending on the property, and I review detailed findings with you so you can decide what follow-up is appropriate.
A seller or pre-listing inspection can help you identify visible concerns before listing and plan what to investigate. It does not replace seller disclosures or a buyer’s due diligence. For new construction, I assess accessible work as it exists at the time of my visit. Please coordinate timing and access with the builder; pre-drywall or other phase access is not assured and needs to be arranged.
I can also perform an 11-month warranty inspection to document concerns you may want to raise with the builder near the end of a typical first-year warranty period. Confirm the applicable deadline, notice process, and coverage with the builder or warranty documents. Leave time to arrange access and follow up before any deadline.
Focused checks for specific concerns
Thermal imaging shows temperature patterns that may suggest moisture, insulation, or air-leakage concerns. It cannot see through walls or prove that a defect exists. I interpret images in context, and a pattern may warrant further evaluation. Mold or air-quality sampling can address a specific question, but laboratory results are not a health diagnosis. Visible growth or moisture may provide more useful information than sampling alone, so I encourage you to clarify what a proposed sample is intended to establish.
Well sampling reports on the collected sample and the selected test only. Ask which analytes are included and whether the panel suits your intended use; a sample cannot speak to every water condition or future quality. These focused services answer narrower questions than a general inspection and may require advance coordination for access or utilities.
Wood-destroying organisms and sewer scopes
A WDO inspection checks for visible evidence of wood-destroying organisms within available access and the agreed scope. It is not pest treatment and cannot rule out concealed activity. Before scheduling, confirm with your lender or transaction professional what report format or scope is required.
During a sewer scope, I use a camera to view accessible portions of a drain line. Entry points and line conditions limit what the camera can show. The scope may identify concerns for you to discuss with a plumbing professional, but it is not a repair or cleaning service and does not guarantee against future problems. Please confirm access and mention known blockages when booking.
Manufactured-home foundations and choosing services
I provide manufactured-home foundation certification services for customers who need foundation documentation. Requirements vary, so ask your lender which document, standard, and authorized professional it accepts. Some compliance certifications require a licensed engineer or registered architect. Any engineering opinion must come from an appropriately licensed professional; my inspection does not guarantee HUD eligibility or loan acceptance.
Choose services to match the decision you need to make: you can begin with a general inspection, then consider a focused test or scope for a particular concern. When you book, tell me the property type, deadline, lender requirements, and any access limits. I serve Kitsap and Pierce Counties, the Olympic Peninsula, and Puget Sound, including Port Orchard, Gig Harbor, Bremerton, Silverdale, Tacoma, Poulsbo, and nearby communities.

Questions before you book
Can I attend the inspection, and how long should I plan for?
Yes. I welcome your questions and review detailed findings with you. A typical visit takes two to three hours, depending on the property.
Do inspections include repairs or guarantee that a home is problem-free?
No. I inspect for my customer and do not repair homes I inspect. My findings cover observed conditions within the scope and available access, not every concealed condition or future performance.
How do I arrange a focused service or prepare for the visit?
Book through my scheduling page, call (360) 620-8946, or email [email protected]. Share the location, service you need, deadline, lender requirements, and access limits. Arrange access in advance and tell me about locked areas or known restrictions.
