Before you list, I can give you an independent view of your home's visible, accessible condition. I inspect major systems and components, document what I observe, and review the findings with you so you can decide what to discuss with your real-estate professional. My inspection is a snapshot of conditions on that day—not a repair estimate, code-compliance review, or promise that every hidden or future problem will be found. I work for you as my customer, and I do not perform repairs on homes I inspect.
Use my inspection to plan, not to promise perfection
Learning about visible concerns before listing gives you time to consider maintenance, gather records, or arrange a separate trade evaluation. It may also help you prepare for buyer questions. I document conditions I can observe on the inspection date; I cannot predict how long a component will last or rule out later discoveries.
You decide how to use my findings. Discuss repairs, pricing, disclosures, or sharing the report with your real-estate professional. I explain my observations and possible follow-up, but I do not negotiate the sale or choose work for you.
What I inspect and how you can prepare the home
I perform a standard, non-invasive visual review of accessible areas and specified systems, using normal controls where appropriate. I do not dismantle components or see through walls, stored belongings, or other obstructions. Access may be limited. Specialized mold, air-quality, pest, well, and sewer testing is separate; ask me whether a separate service may suit your concern.
Please arrange access to the home and ordinarily accessible points such as the electrical panel, water heater, attic access, and crawlspace entry. Move belongings where practical, secure pets, and tell me about shut-down systems, access limits, or concerns. Do not open electrical equipment or attempt unsafe preparation. I will explain any area I cannot safely view.
Allow time for the inspection and a useful conversation
A typical inspection takes two to three hours, depending on the property. You are welcome to attend, see conditions in context, and ask questions. I review detailed findings with you. When booking, ask me about written-report delivery and allow time for follow-up questions or separate evaluations.
I serve Kitsap and Pierce Counties, the Olympic Peninsula, and Puget Sound, including Port Orchard, Gig Harbor, Bremerton, Silverdale, Tacoma, Poulsbo, and nearby communities. Request a time through the online scheduler, or call me at (360) 620-8946. Email [email protected] with the property location, timing, or access questions.
An independent inspection relationship
I am Darren Buckley, founder and inspector at High Definition Home Inspections. I hold Washington license #966, am an InterNACHI Certified Professional Inspector, and hold an IAC2 credential. My construction background includes years in the trades, where I saw how developer-rushed work and overlooked details could leave homeowners with problems. After leading a detail-focused repair team, I started this inspection business to help customers understand a home's condition. I work for my customer and do not repair homes I inspect.
Questions before you book
Does a pre-listing inspection find every problem or certify the home?
No. I report conditions I observe in accessible areas on the inspection date. Hidden conditions and future failures may go undetected. My inspection is not a warranty, code certification, or specialist evaluation.
Should I make repairs before the inspection?
You do not need to make repairs first. Please make access safe, share your concerns, and let me document what is observable. Discuss possible work with qualified professionals and your real-estate professional. I do not repair homes I inspect.
Can I attend, and how do I book?
Yes. Plan on two to three hours, depending on the property. Book through the online scheduler or contact me at (360) 620-8946 or [email protected] about timing, access, or separate testing.
If you are planning a sale in Kitsap, Pierce, or a nearby Puget Sound community, request a pre-listing inspection through the online scheduler or call me at (360) 620-8946. I can discuss the property, access, timing, and any separate testing you may need.
